	One of Holt Michigan&#39;s best and most consistent neighborhoods is the area bordered by I96 to the North,Holt Rd to the South, Grovenberg&nbsp;to the West and Washington to the East. As there are numerous small neighborhoods within this area I have defined it generally as the &quot;Chisholm Hills Area.&quot;&nbsp;</p>

	Within this neighborhood there is a wide range of construction, size, style and age. I have worked a lot in the area throughout my career and in the past year. As I currently have two listings in the area&nbsp;<a href="http://www.robertdowding.com/Property/2188-Aspenwood-Holt-Michigan">2188 Aspenwood</a>&nbsp;and <a href="http://www.robertdowding.com/Property/5920-Cartago-Lansing-Michigan">5920 Cartago</a>&nbsp;(one under contract) I thought I would offer an overview of the entire area for the past year.&nbsp;The residents of this area will receive this in the mail as well.&nbsp;</p>

		So where do you stand? Are we coming out of this down market? Well statistically a little of both.</p>
	<p>
		As you can see below we actually sold 3 more houses in 2011 as compared to 2012 and are selling houses 2% closer to the list price, unfortunately the average sales price did decrease by 9%.&nbsp;</p>

		As we are no longer in a traditional real estate market it isn&#39;t fair to compare Traditional/Normal sales to distressed sales such as &quot;Short Sales&quot; and Foreclosures or &quot;Bank Owned&quot; properties. Although they are a large part of the stats &quot;Normal&quot; sales still own the majority of sales in the area. I have calculated the average sales prices for all three of these categories below. Including those from 2010 as a comparison to 2011.&nbsp;</p>

		As you can see we have seen a decrease in average sales prices in two of the three categories but have also experienced an increase in sales volume in 2 of the three. The good news is that buyers are still buying houses and are buying more in this area then they did in 2010.&nbsp;</p>
	<p>
		So what did these houses actually sell? That for can be a big factor for any buyer or seller in todays market. Listed below is every sale in the Chisholm Hills Area in 2011 broken down by the three categories we discussed above. One of the most interesting statistics I have continued to see throughout all of the categories is that once a house is priced appropriately it sells on average within 3% of the list price. That is great news for those looking to sell.&nbsp;</p>

Some clients are concerned that home prices may fall further than they have already.  They are assuming that the best course of action is to wait for the bottom in the market and then buy.  The problem with this approach is that you don't know where the bottom is until you see it in the rear view mirror, meaning until you've missed it!</p>
<p>Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability.  Even though interest rates have gone up in the last six months, they are still near historic lows.  Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, if home prices come down a little further but interest rates go up, it could cost you even more to service a mortgage on an identical home!</p>
<p>While a home is a major investment, it is also the center of your personal life.  It's important to live in a home that reflects your taste and values, yet is within your financial "comfort zone."  To that end, it may be more important to lock in today's relatively low interest rates and low home prices, rather than to hope for a further break in prices in the future.</p>
